Turn an unused balcony or roof terrace into space you'll actually use.
Tiles fail. Decking rots. Loose stones get blown around. Resin bound is one of the few finishes that gives you a clean, level, low-maintenance terrace surface that works with your existing waterproofing rather than against it — and at a thickness most balconies can comfortably take.
Why it works at height
Working on balconies and roofs is different. There are weight limits, drainage falls and waterproof membranes you can't damage. Resin bound, installed properly, respects all of that.
Lightweight build-up
A typical resin bound overlay sits at 18-25mm thick. Compared to slabs on pedestals or concrete screeds, the dead load on your structure is a fraction.
Works over membranes
We install over compatible waterproofing systems including liquid-applied tanking and asphalt — without piercing them. Your warranty and weather protection stay intact.
Falls and drainage preserved
We follow the existing slope of the deck so rainwater still finds its drains and outlets. No ponding, no edge build-up.
Smooth, level finish
No tile lines, no joints to trip on, no warping boards. A continuous surface that suits modern apartments and period mansion blocks alike.
Low maintenance
Hose down occasionally; deal with leaves before they sit too long. There are no joints to weed, no boards to oil and no tiles to replace.
Looks considered
Choose an aggregate that ties in with your interior flooring, balcony rail or building stone. Most clients want it understated and modern — we have plenty of options that fit.
Worth knowing before you commit.
Will the building structure take the weight?
Almost always, yes. A resin bound overlay at 20mm typically adds around 35-40 kg per square metre — well inside the loading allowance for a balcony or terrace already designed to carry people. If your structure is unusual or older, we'll ask for a structural opinion before quoting.
Do I need permission from the freeholder?
If you're leasehold, check your lease. Most freeholders are happy with a non-invasive overlay because it doesn't compromise the building fabric, but written consent is normal practice and we can provide a method statement to support your application.
What happens to my existing waterproofing?
If your tanking is sound, we install over the top of it. We don't drill, screw or penetrate the membrane. If the waterproofing is failing, the right answer is to replace it first — we'd rather tell you that than lay over a known problem.
Will water still drain properly?
Yes. Resin bound is permeable, and we maintain the existing falls. Water passes through the surface and runs to the drainage outlets exactly as it did before.
Can you do communal terraces and rooftops too?
Yes. We've worked on private apartment balconies, communal rooftops in mansion blocks and commercial roof gardens. For larger schemes we provide method statements, RAMS and insurance documentation as standard.
Quiet, modern blends that suit elevated spaces.
On a balcony or terrace, the surface is read at close range and against the inside of your home. We tend to recommend tones that sit comfortably with timber, glass balustrade and contemporary planting.
Drains across, never sits on the deck.
Up on a balcony or roof terrace, water has nowhere to soak away — so the surface needs to clear it fast. Resin bound aggregate is fully permeable, so rainwater passes through the bound layer and onto the existing waterproof build-up below, where it runs to your outlets as designed.
- 01
Resin bound layer
Trowelled aggregate with UV-stable resin. The bound matrix leaves micro-voids between stones for water to pass straight through.
- 02
Drainage build-up
A thin permeable carrier or base course that lets water spread sideways and run with the falls of the deck below.
- 03
Existing waterproof system
Water reaches your existing membrane, deck or asphalt and drains to outlets — your waterproofing keeps doing its job, untouched.
